This is a continuation of “The Great Escape” interview with Eric Thiele. Eric is working with Sean Terry and Flip2Freedom.com to learn how to start up a successful wholesaling business.  In this section, Sean and Eric discuss marketing tactics.

Sean: That’s what gets the ball rolling, that’s when, right now, basically, we’re checking the engine. Last week we talked about a big train that’s moving down the track. Well, right now we’re checking the engine, we make sure we have the coal, we make sure that it’s in there, we make sure the engine is well oiled, make sure everything’s put together, we’re doing our final test check and our safety check on the engine to make sure we have everything. Now what we’re going to do is, we’re going to take that coal and we’re going to light a fire to it and by lighting a fire to it, we’re going to go out and we’re going to start deploying marketing. So, what I’d like you to do is call Lance at US Leads List. Have you talked to him at all yet?

Eric: I talked to him once about a month ago.

Sean: Okay. Call Lance at 866-711-1688. Okay? Call Lance at US Leads List. Now, I’m going to delay before I post this podcast for Eric, so you have time to call him before everybody else does.

Call Lance at US Leads List and ask him for the most recent updated inheritance list for Travis County and get everything. Get the condos; there’s so many buyers in the market right now, they’re buying condos, they’re buying everything. So, pretty much get everything that he possibly can.

Now, if you tell him that you work with Flip2Freedom or Sean, he’ll give you a discount off the price there. But, get that list, and he’ll email it to you. It’ll be in a CSV format and on that list it’s going to have the address of the property. It’s a great list by the way. It’s one of the fastest ways to get targeted leads coming in immediately.

Now, what happens is, we’re not going to specifically target areas like we would with absentee owners. When we get the data from the cash transaction data, and we get a good grouping or feel of what price points are and what the ZIP codes are, then we can deploy that absentee owner marketing more strategically, so we get the right type of calls and the right type of deals.

With inheritance, we pretty much want anything. What we’re doing is we’re targeting an event. We’re targeting a motivation in the seller. So, an inherited property is where someone actually inherited it and now they have to, either they want to sell it and turn that property into cash.

So what US Leads List has done, and I’ve done an interview with Lance prior, but what happened is, what he has done is he turns around and sorts all that data. It’s different from probate because probate is where people actually go through the probate process. They’re in court and they have to liquidate the assets to pay any debt. Typically, an inheritance is when it’s in a trust. So what they’ll do is they’ll cross reference a death, and then they’ll cross reference if it’s in a trust, then they’ll cross reference to see if they have real estate, and that’s how the lead comes in.
