Wholesaling Strategy: Eric Hits A Wall TGE Episode 3 (Part 4)

Wholesaling Strategy

This is a continuation of “The Great Escape” interview with Eric Thiele. Eric is working with Sean Terry and Flip2Freedom.com to learn how to start up a successful wholesaling business. In this section, Sean and Eric discuss financial struggles and how tithing can help.

Sean: And if you call and talk to the asset manager, which this has come up multiple times, tell them what the situation is, that you’re just using this finance company, it’s going to be a hard money loan, it’s going to be financing, then they tend to waive that. Now, when you check the box, it says cash, right? And it says cash and/or financing, for other financing, when you place the HUD bid.

They assume it will be cash, but if you call them up and say, “Listen, we’re using private financing from whoever, it could be the buyer, or it could be coastal funding, which is the letter I use, then they will give you that exception and then you’ll have no further problems with that whatsoever.

As for the 30 days, that’s irrelevant because you’ll have it sold prior to that, if you bought the property right, of course. So, the good news is, number one, you got an accepted bid. The learning experience now is, call me. Call me before you spend time searching. That’s what the whole purpose is. I’ve done a bunch of these. I deal with people all over the country. So, you call me up or shoot me an e-mail, and say, “Hey, I’m having this issue. What do we do?” And I can solve it very quickly for you, so you don’t have to go search and find letters and waste time doing that.

Number one is, whenever I hear of any type of financial restriction on any type of money, the first thing I ask is, when’s the last time you tithed?

Eric: It’s been about three weeks. Three months, I’m sorry.

Sean: Three months. Now, I talk about tithing, and for me, anytime there’s any type of financial tightening, struggle, push, anything, I look internally. And I go, Okay, what’s going on with me? And, when I look at it, it’s funny, I’m going, holy cow, I’m not consistently tithing.

I would say, any dime that comes into your household that you’re managing, I would find a place to give it to a charity or whatever it might be that is, I usually say, something that’s giving you spiritual food. Whatever that is. Something that enlightens you, or whatever the case may be. But, whether it be a church, or whatever charity or cause it is. You know I sponsor kids over in Africa through Christian Children’s Fund and stuff like that, and obviously give to my churches that I go to. But you don’t have to do that. You can do what’s good to you. But that has to be paramount, because what that will do is it will release the energy.
