This is a transcription of the Flip2Freedom podcast with Sean Terry. In this episode, Sean interviews the nation’s #1 wholesaler, Kent Clothier, and finds out how he created a wholesaling empire – averaging over 50 deals a month.

Sean Terry: Now, on this call today, we are going to talk to the nation’s number one wholesaler. Here’s the deal, I do 7-20 deals a month, while this guy is doing 60 deals a month. And, he averages about $20,000 to $22,000 profit per deal. Let’s run the numbers here, times let’s say $20,000, we are talking $1.2 million a month in revenue. I wanted to bring him on because what he will do is give you the big picture. This is what you can do with this. You can do 10 deals a month, you can do two deals month, you can do one deal a month, or you can do 60 deals a month, and it is possible.

Right now especially, we are going into a bull market in real estate. Well, guess what, you can do that, and you can scale it to that level. His name is Kent Clothier. He is out of Memphis Tennessee. He lives in Tampa, but he runs his business in Memphis where he flips 60 houses a month. He has already done over 300 deals so far this year! He will explain exactly what he does, where he gets the properties, who he sells them to, how he finds his buyers, and how he is able to scale it up to do that many deals every single month.

So, Kent how are you doing?

Kent Clothier: I am doing great man, glad to be here.

Sean: Good, good to hear it. So, first, let’s talk about how many deals do you do a month?

Kent: Our team in Memphis now at this point, we are doing between 30 and 50 deals a month. We will do close to 600 deals this year.

Sean: Wow. A great month for me is 19 to 20 deals. An average month for me is like 7 to 15 deals. But, 30 to 50 deals a month, that is just insane. What would you say your average profit per deal is?

Kent: Right now we are averaging about $22,000 gross on a deal. Of course we have a team at this point it is a lot of that stuff for us, we’ve got expenses out of that. But, across-the-board 22 grand is the number we are holding steady at and have for some time now.

Sean: So, $22,000 average per deal, everyone is in there, calculating their numbers; their brains are going off, going holy cow. That is absolutely phenomenal. I know you have a large company where you run your business, you have a team behind you, you do a ton of marketing, you have a ton of cash buyers on your buyers’ list.
